What is an active adult community?

Active adult communities are amenity-rich, socially active neighborhoods catering to adults over 55 who value independence and an engaging lifestyle.

They are ‘age-qualified’ communities that provide quality of life, convenience, and social opportunities that retirees can take advantage of.

Residents must be 55 or older to live there.  With married couples, one spouse can be younger than 55 but the other must be 55+.

This age requirement is allowed by the US Department of Housing and Urban Development –Fair Housing Act which states:

To qualify for the “55 or older” housing exemption, a facility or community must satisfy each of the following requirements:

  • At least 80 percent of the units must have at least one occupant who is 55 years of age or older; and
  • The facility or community must publish and adhere to policies and procedures that demonstrate the intent to operate as “55 or older” housing; and
  • The facility or community must comply with HUD’s regulatory requirements for age verification of residents.

Are there different types of active adult communities?

There are!  Some “for sale” communities require residents to purchase a home, while others offer apartment/condo rentals. 

In neighborhoods where residents own their homes, an HOA (homeowners association or concierge service) typically manages the roads, community grounds, courts and clubhouse facilities (if any).

Landscaping is usually the homeowner’s responsibility, but there are communities where this is included in the HOA/management fee. 

What is the difference between active adult and independent living communities?

For the most part, independent living communities share the same type of resort-like amenities found in an active adult community.  However, independent living communities provide all residents a daily meal service and/or house cleaning. 

In active adult communities, meal and cleaning services are not included in the HOA fees.

Are children allowed in a 55+ active adult community?

Of course!  Children and grandchildren are welcome to visit anytime.

Every active adult community has different guidelines for persons under 55 living there.  Check before you buy or rent.

Why should we move to a 55+ active adult community?

People move and make life changes for many different reasons but one thing we hear over and over is  -“we want to move to a friendly place that offers recreation and activities we’re interested in.”

Being 55 or older doesn’t mean you have to slow down or stop doing what you love.  Finding people with common interests, staying healthy and feeling secure are top priorities for people over 55.  

Many 55+ communities offer attractive key qualities:

  • Low-maintenance living.
  • Golf courses, pickleball, social and sports clubs.
  • A sense of security.  (Many are gated).
  • Safe walking environments.
  • Slower traffic.
  • Convenience and great locations.

Active adult communities allow residents to interact with fellow neighbors however and whenever they want. You can balance freedom, simplicity and social opportunities – on your schedule.  

This is especially important if you don’t have family nearby.  People move to an active adult community to be around like-minded people and have a sense of belonging and friendship.
