Trilogy at Encanterra This 2400 single-family home neighborhood is nestled within the larger, non-age restricted Encanterra community. All the homes in the 55+ section are single story and eligible to use the Tom Lehman-designed golf club. There is a mandatory social membership to the country club and its indoor/outdoor pools, fitness center, pickleball/tennis and more. This community is gated.
Rio Verde
Rio Verde This 55+ golfing community is a half hour from Scottsdale. It is not gated but does boast two Tom Lehman-designed golf courses in addition to 980 attached and single-family homes that were built between 1974 – 2016. A social membership is included in your HOA fees. Amenities include a fitness and art center, heated pool, pickleball, tennis, aerobics, walking and biking trails.
Tonto Verde Steeped in a rich history from 1919, this 55+ community has almost 750 homes, two 18-hole Tom Lehman golf courses and an eye toward growth. The 18-hole natural grass putting course is available to all residents. The pool is Olympic-sized; there’s a fitness center and walking trails.
Trilogy at Verde River East of Scottsdale, this gated, 55+ & all-ages community offers pools, pickleball, fitness center, and tennis. The building started in 2015 and is ongoing; there will be over 1200 homes when it is complete. The Tom Lehman-inspired golf course is private.

Villa Monterey This 800-home community has nine HOAs, one for each section built from 1961 through 1973. Each section has it’s own pool and park area, homes are either townhouses or condos. Walking and biking trails and tennis. Not gated
Sun City
Sun City This 55+ active adult community is the granddaddy of them all, courtesy of Del Webb. Built from 1960 to 2016, there are now over 27,000 homes and counting. Eight golf courses are spread out throughout the neighborhoods along with pickleball, tennis, racquetball, aerobics, walking and biking, pools, woodworking shops and more. You’ll find single-family homes, duplexes and garden apartments.
Sun City West
Sun City West This 55+ Del Webb community had almost 17,000 homes built between 1978 – 1997. There are apartments, duplexes and single-family homes for sale at all prices. Given the size of this community, it should come as no surprise that there are four recreation centers and an indoor bowling center! Each recreation area is slightly different but between them you’ll find indoor and outdoor pools, pickleball, fitness areas, woodshops, miniature golf and walking tracks.
Sun Lakes
Sun Lakes With over 6600 single-family, attached and manufactured homes, this 55+ active adult community was built between 1972 – 2006 and is just 24 miles from downtown Phoenix. It does allow 20% of homes to be occupied by residents 40+years old. There are three communities within Sun Lakes, each named after its golf club. (Sun Lakes, Cottonwood, Oakwood) Built by Robson, there are five golf courses throughout the 3500-acre community, plus hundreds of amenities and activities. Tennis, pickleball, pools, meeting/card/billiards in all three communities.
Surprise
Arizona Traditions A popular 55+ gated community with a public golf course intertwined with the community, pickleball, community and fitness center and heated pools. There are arts and crafts, games, walking paths, service, social and sport clubs. The 1895 single-family homes were built between 1996 – 2014.
